Work has started on the first phase of “Stad in Selwerd,” a major neighbourhood renewal that will add about 400 new homes next to the Selwerd shopping square (between Eikenlaan and Mispellaan). The first block, Hibiscus, is now under construction for housing association Nijestee.
The programme foresees ~407 new homes across multiple sites around Gelderse Roosstraat, Hazelaarstraat, Mispellaan and Eikenlaan. Earlier resident sessions set the build-out near 410 homes to safeguard public space quality.
New-build comes as a mix of social rent, mid-rent and owner-occupied homes, with greener, more car-free streets and connected communal courtyards for walking and play. Hibiscus is slated to complete around October 2026; the wider renewal runs in stages through the decade (local reporting notes a 2031 area completion target).
To make room, ~249 outdated homes have been or will be demolished, with the city emphasising better energy performance, more greenery and safer public space as key goals of the renewal.
Nijestee is developing the programme with contractors including Trebbe (multi-year partnership for >400 homes) and earlier works by Heijmans in the broader Sunny Selwerd effort.
Plans were adjusted to protect local meervleermuis (pond bat) roosting; the province approved Nijestee’s mitigation, allowing demolition and new-build to proceed.
